When should I start?

Earlier than most people think. Because mortgage offers commonly last around six months, many brokers suggest starting up to six months before your deal ends. Start late and you risk a spell on the standard variable rate while the new deal completes. If your deal ends further out, “next 6 months” is a perfectly good answer on our questionnaire.

Should I just take my lender’s product transfer?

Sometimes it’s the right call, less paperwork, and occasionally the retention deal is genuinely competitive. But you can only know by comparing it against the wider market, which your lender has no interest in doing for you. A whole-of-market broker compares both routes; that comparison is the whole value of the exercise.

My circumstances have changed since my last mortgage. Is that a problem?

It’s common, new job, self-employment, a dip in income, credit blips since the original application.
