Equity release advice, without the sales machine around it

This is the corner of the market with the pushiest marketing, and the one where a quiet, unhurried conversation matters most. Describe your situation anonymously, let vetted, FCA-regulated later-life specialists put themselves forward, and speak only to the one you choose.

Why anonymity matters more here than anywhere

Type “equity release” into a search engine and give your number to the first form you meet, and you will hear about it for months. The later-life market attracts aggressive lead generation precisely because the sums involved are large and the decision is slow. That pressure is the opposite of what a good decision needs.

Broker Finder removes the pressure mechanically rather than promising to behave. No name, phone number or email is needed to see which specialists fit your situation. Your details reach one adviser, the one you pick, and nobody at all if you decide to leave it. There is no follow-up, because there is nothing to follow up with.

What a later-life specialist actually covers

  • Lifetime mortgages, the most common form of equity release, where a loan is secured on your home and usually repaid when you die or move into long-term care.
  • Home reversion plans, where a share of the property is sold rather than borrowed against. Much rarer, and not every adviser arranges them.
  • Retirement interest-only (RIO) mortgages, where interest is paid monthly and the capital is repaid from the property later.
  • Standard mortgages that run into retirement, which some lenders allow well beyond the usual age caps and which can work out very differently.
  • The alternatives to all of the above, including downsizing, family lending and checking benefit entitlement, which a specialist is expected to put on the table.

The things worth knowing before you speak to anyone

None of this is advice, it is simply what the market looks like so you can ask better questions.

Interest usually rolls up. On most lifetime mortgages you make no monthly payments, so interest is added to the balance and the debt grows, sometimes considerably over a long period. Many plans now allow voluntary payments to slow this down.

It affects your estate, and possibly your benefits. Less is left to pass on, and releasing cash can affect entitlement to means-tested benefits. Both should be covered explicitly before you commit.

Adviser qualifications are not universal. Equity release requires a specialist qualification beyond the standard mortgage adviser one, and the firm needs the right FCA permission. Every broker on our panel is vetted against the FCA Register, and only those who have told us they cover later-life lending are matched to these cases.

Standards bodies exist. Many advisers and providers are members of the Equity Release Council, whose standards include a no-negative-equity guarantee and the right to remain in your home for life. Worth asking about.

Involve your family if you can. Good advisers encourage it rather than avoiding it. An adviser who would rather speak to you alone is telling you something.

How the blind comparison works

You answer a short questionnaire in rough bands, with no paperwork and no credit check. Your case goes to the panel anonymously. Later-life specialists who fit put themselves forward, you compare them side by side on their profiles, and you pick one, or none. Nothing is shared until you do.

Take your time. Nobody is waiting on the other end.

Equity release questions, answered straight

How old do I need to be?

Lifetime mortgages generally start at 55, home reversion plans usually later, and individual providers set their own minimums above that. Property value, location and sometimes health all affect what is available. An adviser will establish this early, so there is no need to work it out beforehand.

Will I still own my home?

With a lifetime mortgage, yes, it is a loan secured on the property and you remain the owner. With a home reversion plan you sell a share of the property, so ownership genuinely changes. The two are often lumped together as “equity release” and they are not the same thing, which is worth clarifying in your first conversation.

Can I change my mind later?

Plans can usually be repaid early, but early repayment charges on lifetime mortgages can be substantial and are structured differently from ordinary mortgages. Ask for the figures in pounds, at several points in time, before committing to anything.

What does Broker Finder charge me?

Nothing. Broker Finder is free to use and we are an introducer, not an adviser, so we never recommend a product or a plan. Your chosen adviser sets their own fees and must disclose them clearly before you commit. Our guide to broker fees explains the usual arrangements.

IMPORTANT: Your home may be repossessed if you do not keep up repayments on your mortgage.

Broker Finder is a trading style of Collect Compare Ltd, an introducer - not a lender or mortgage broker. We do not provide financial advice and we may receive an introductory fee from the brokers on our panel. All brokers on our platform are authorised and regulated by the Financial Conduct Authority (FCA).
